For long-term maintenance of value we, as your property management company in Berlin, create an individual systematic maintenance schedule and, on request, a financial proposal. We also examine whether it is possible to include subsidies or grants. Alternatively we offer environmentally friendly and sustainable solutions.
Traffic safety, prescribed maintenance and preventive maintenance are carried out according to a documented system.
Framework agreements
We have framework agreements with a variety of suppliers and utilities that grant our customers exclusive special rates.
Transparency
Via an encrypted Internet access (password protected), you have access to the entire same-day accounting of your property as well as other important documents (decisions, declaration of division). This service is gradually being expanded.
Manage condominium owners’ meetings?
No problem. You will receive a professional presentation and minutes will be taken. Depending on the occasion and size of the assembly, support through professional presentation techniques, speech lists and voting cards are standard with us. Owners’ meetings can also be simultaneously interpreted in German / English.
Customer orientation, service
Your Property management Berlin can be reached from Mon-Fri 08 – 10 am and 03 – 05 pm and by e -mail or fax 24/7. You decide where we work for you: In our or in your office, at the property or at your home / office. A 24 hrs emergency maintenance service is also ensured.
With us, you as the owner or management advisor, are at the centre of our actions. You decide when and to what extent we operate within the framework of an agreed service catalogue. After consultation extra services that you might not have thought of at the end of the management contract (fee charges possible) are also available later on.
It is a matter of course for us to periodically and personally discuss your properties with you as the owner or management advisory board and / or conduct inspections together on request. You decide how often you want to be involved and informed.
First-class training
Your Property management Berlin exclusively employs qualified staff (chartered surveyors, real estate merchants, property management specialists, Graduate – MBAs, graduate construction engineers) who are always kept up to date through training (2-3 times per year) and teamwork. Furthermore we live a continuous process of improvement.
Our owner (Dipl.Kfm, banker, EBS – property qualification program, MRICS) has acquired his knowledge in over 20 years of conducting activities in the banking and real estate industry and is, amongst other things, a member of the Audit Committee of the Chamber of Commerce for property traders.
Our services are also tested or certified by TÜV SÜD (DIN ISO 9001), the GEFMA e.V. and the Chamber of Commerce (for forced administration).
Security
In addition to a business liability insurance, we maintain a financial loss liability insurance in an adequate amount as well as a fidelity insurance as a compulsory insurance of our association.
